This is a website presented by Canadian long time visitors to the Turks and Caicos Islands who own and rent out vacation properties on the island of Providenciales where the international flights to the islands go. We have been visiting the islands for over twenty years and providing rentals for ten years, mostly at Grace Bay but also at other Provo locations. We are familiar with the other islands of the Turks and Caicos archipelago and encourage visitors to see more than Provo. We hope to be a source of information and advice to others who wish to make these islands their second home or a one time or regular vacation spot. We are happy to give advice for visitors and share our experiences with people whether or not they are our rental guests. Read our blog, as well as the information on our specific properties. Be aware that in Turks and Caicos almost all resorts and hotels consist of privately owned condominium units.
We are Caicos Royal, Caicos Coral and Cooper Jack
The Caicos Royal Suite is now located on the second floor of building 3 at the Seven Stars Resort and Spa. It was purchased in early 2024 to upgrade and replace the units we had sold at the Royal West Indies Resort, which now prohibits condominium owners from renting out their units. After being regular visitors to Grace Bay since 2004, we began our rental by owner of resort condominium units at the Royal West Indies Resort in 2017 to offer visitors to Grace Bay Beach a more personalized experience where they could choose their own rental unit that was in a known location and well equipped, rather than rely on hotel managers to allocate them with whatever suite happens to be available. We waited for the right starting unit to be on the market and started ownership with a ground level walkout beachfront unit in the prime Building 1 at Royal West Indies Resort and we called it the Caicos Royal Suite and decorated it with a British royal theme. We expanded to include two Studio units in Buildings 1 and 2 and a second floor one bedroom unit at the Coral Gardens resort which is in the now very lively developing Bight area of Grace Bay with snorkelling right off the beach at the Bight Reef. For a time we co-owned a villa on the beach at Thompson Cove with three rental units near da Conch Shack. In 2024 and we sold our units at Royal West Indies upgrading to Seven Stars which is the best resort on Grace Bay Beach and one of the best in the Caribbean. Seven Stars is operated as a hotel and we do not directly rent out our unit.
We continue to operate a competitively priced rental by owner system at Coral Gardens for our unit there known as Caicos Coral Suite. There we use an owner’s management group which services a group of units for their owners. You can book through CoralGardensonGraceBay.com , VRBO, AirBnB or you can book directly from us without the service charges of the rental websites. We also have a new resort property with three one bedroom units for rental at the Strand. It is a new resort with its own beach at Cooper Jack Bay. CAICOS CORAL: We have a two level beachfront one bedroom unit at Coral Gardens where you can stay comfortably at the now trendy western part of Grace Bay Beach, with great views and the island’s best snorkeling right off of our beach. Enjoy tasteful luxury accommodation on an exclusive part of Grace Bay Beach at this large renovated second floor ocean view fully equipped, very private, one bedroom apartment at Coral Gardens. Coral Gardens was the first Grace Bay Resort to locate by the snorkel reef which is just off our beach. It was originally a beachfront villa called White House which had the resort built around it in the 1990s. White House is still the prime rental unit at Coral Gardens. Building One includes the modified original White House. Our unit is in the newest part of Coral Gardens being Building 4 which opened in 2000. Coral Gardens has more recently been joined by several high end resorts nearby. Hyatt Andaz and Windsong are on either side of us. Just past Andaz there are the West Bay Club and Wymara Resorts. A great recent and critically acclaimed restaurant The Marine Room is across the street from the beach front resorts. On the other side of Windsong the IHG Group has opened an Indigo Hotel off the beach on Forbes Road with Il Forno a Caribbean Italian restaurant and they are now building a Kimpton Hotel and an Intercontinental Hotel on the beach. A new mostly takeout Chinese food place called Panda Restaurant has also opened across the street from the Indigo Hotel. Coral Gardens Resort has had renovations and many upgrades to keep up with the new resorts in the neighbourhood. Most recently all sliding glass patio doors at Coral Gardens were replaced by new ones meeting current standards for withstanding hurricanes. Our unit is on two levels with a large bedroom and ensuite bathroom upstairs. The Island’s best snorkeling is right from the shore at Coral Gardens. The Mexican themed Somewhere Café is on site by the water (at the other end) open for breakfast, lunch and dinner and is a lively bar into the night. Fabulous balcony view off the living room. A large private bedroom is on the upper level with a King size bed and an ensuite bathroom. There is a main level powder room, full kitchen, and large living room with a Queen size sofa bed and dining area on the lower level. We now have on site management of the unit and our guests have regular cleaning during their stays and more resort services available to them.
CAICOS ROYAL: The location of the Caicos Royal Suite is at Seven Stars Resort in the center of Grace Bay. We have left the Royal West Indies Resort where we provided highly rated rental by owner accommodation for eight years using AirBnB and VRBO until short term rental by owner was banned by the condominium corporation in a controversial vote which our side lost. Seven Stars has always been an exclusive centrally managed high service level hotel, and you may rent our unit or others at Seven Stars, through the hotel using our referral, to get a discount for rentals from us. The price range at Seven Stars is much higher than Coral Gardens and it provides the finest facilities and guest services.
CONSTRUCTION NEXT TO CORAL GARDENS: There has been a vacant lot construction site next to us at Coral Gardens for many years. Finishing touches are almost completed for the Hyatt Andaz Resort to open to owners in July and to guests in October 2026. We still have a great ocean view from our second floor unit, but the view of the beach to the left of us was reduced by the six storey tall new structure of the Hyatt Andaz. We look forward to lots of additional high quality services, facilities and activities available to our guests at the new hotel next door. This will include the amazing Tamara Restaurant at the Hyatt Andaz. Meanwhile there is the critically acclaimed Marine Room across the street and there will be more construction in the neighborhood, but too far away to be a noise issue, with three new IHG hotels. Intercontinental and Kimpton Hotels will be on the beach off Forbes Road between Windsong and Beaches Resorts. The IHG’s Indigo Hotel has just opened on Forbes Road off the beach with the Italian Caribbean Il Forno Restaurant. There is also the new Panda Restaurant across from Indigo Hotel with sit down or take out Chinese food.
